Commercial Roof With 3 Rotten Entryways

Florida Roofing and Renovations was selected for this Melbourne, Florida, roof replacement. The doctors of Brevard Pediatrics chose us because we have replaced their personal roofs in the past.

Once we had safely protected the three entryways, we chose the best area for the trash dumpster, allowing the staff and parents with children to safely access the premises. We used OHSA rated cones with caution tape to direct people coming and going through thee day. 

This commercial roof with 3 rotten entryways had been repair repeatedly over the years. Some are well-intended, and others by unscrupulous roof contractors. When we began removing the roof, it became evident that some were not qualified to do the repairs. Their feeble attempts at roof repairs were shoddy at best. Plywood was installed wrong, 2×4 bracing not properly installed. And most importantly the flashing was all wrong.

As can be seen in the attached pictures none of the repairs were good. Namely the flashing at all three entryways which should have had the flashing moved to the outside with fascia. And not have a overhang where water entered the roof and into attic to damaged trusses.

These areas that become badly rotten can be a roof contractors fault, roof material fault or design fault. Any good roofer would know how to properly ensure the condition does not happen again. Which we did.
