Hurricane Frances hit Melbourne on September 5, 2004. Hurricane Jeanne followed 21 days later. Between them they damaged 14,207 homes in Brevard County and destroyed 892, according to the National Weather Service office here on Croton Road.

Thousands of Melbourne roofs were replaced after those storms. Those shingles were built to last about 20 years. That time is up, so a lot of Melbourne roofs are due at once.

Michael Smith has worked Florida homes since 1980. We know this city: the older homes near the river, the block homes off Sarno and Croton, and the newer streets along Wickham Road.

How do you know your Melbourne roof needs replacing

Signs You Need a New Roof

How do you know your Melbourne roof needs replacing?

Look for three things. Any one of them is worth a free estimate.

      • Shingle granules collecting in your gutters
      • Shingles that are curling, buckling, or missing
      • A roof over 20 years old

Two more signs are specific to Melbourne. If your roof went on in 2005 or 2006 after Hurricanes Frances and Jeanne, those shingles were built to last about 20 years and that window has closed. And if your insurer has sent a letter about roof age, Florida law gives you options.

      Roof Cost in Melbourne

How much does a roof cost in Melbourne, FL?

      $400 to $550 per square

Standard shingle roof replacement. A square is a 10 foot by 10 foot area, or 100 square feet. A 2,000 square foot roof is 20 squares.

      Four things move that number.

      What moves the price Why
Roof size Priced per square, so a bigger roof costs more
Roof pitch Steeper roofs take longer and need more safety equipment. Steep pitches are common in the newer Suntree subdivisions
Material Tile and metal cost more than shingle. Tile also costs more to tear off than shingle
Rotten decking Found only once the old roof comes off

What is included, and what is not

Our proposal covers a complete replacement: tear-off, disposal, decking re-nail, underlayment, the roofing system, permit, and cleanup. The one possible add-on is damaged wood decking. We include one to two sheets of plywood in most proposals. If we expect more than that, we tell you before we start work, not after.

      Discounts

We apply a 10 percent military discount for active-duty and retired service members. We also offer a senior citizen discount and a defense contractor discount. Melbourne is home to the L3Harris Technologies headquarters and the Northrop Grumman campus by the airport, so the defense discount applies to a lot of our Melbourne neighbors. Ask when you request your estimate.

      Payment

We take all major credit cards with no convenience fee. Financing is available.

      What to Expect

How long does a roof replacement take in Melbourne?

Most Melbourne roof replacements take two to five days. Weather can add a day, because we will not open a roof with a storm coming. Any roofer promising a single day is telling you something about the quality you will get.

      1. 1

        Inspection

We look at the roof and give you a straight answer: repair or replace.

      2. 2

        Free estimate

Detailed, listing what is included and what is not. No pressure to sign.

      3. 3

        Paperwork and permit

We handle the contract, notice of commencement, and permit under our own state certification.

      4. 4

        Scheduling

You get the start date, the expected length, and what happens each day.

      5. 5

Work, one section at a time

We cover your plants, bushes, and air conditioning unit. We strip one section, dry it in watertight, then move to the next. We work from the back of the house to the front so old material is never dragged across new underlayment.

      6. 6

        Cleanup and handover

Final nail sweep with rolling magnets across the whole yard, then your signed inspections, job photos, and warranty.

      Materials for Melbourne

Which roofing materials work best in Melbourne?

Architectural shingles are the most common choice in Melbourne and suit most homes here. They cost more than the old 3-tab shingle many homes still have, but they carry better wind ratings. Metal and tile cost more again and last longer. Flat and low-slope systems suit Florida rooms, lanais, and small commercial buildings.

Material Typical life Best for in Melbourne
Architectural shingle 20 to 30 years Most homes across all four Melbourne ZIP codes
Tile 30 years plus Suntree, Baytree, and the gated communities off Wickham Road
Metal 40 years plus Riverfront homes and custom builds
Flat, TPO, or coating Varies by system Florida rooms, lanais, and small commercial buildings

      The shingle we install

We use Atlas shingles with 3M Scotchgard protection and Owens Corning systems. The Scotchgard granules contain copper, which slows the black algae streaking that makes a Florida roof look old within a few years.

      Metal choices near the water

On homes close to the Indian River Lagoon we use aluminum instead of galvanized metal, right down to the drip edge, because galvanized rusts in salt air. We also use stainless fasteners, because two different metals touching in salt air cause corrosion called electrolysis.

      Melbourne Roofing Conditions

What does a Melbourne roof have to handle?

Melbourne roofs face four things: strong sun, about 50 inches of rain a year, hurricane wind, and salt air near the lagoon. Melbourne sits on the mainland side of the Indian River Lagoon, so conditions here differ from the barrier island four miles east.

      Sun and attic heat

Melbourne summers run near 90 degrees for months. A hot attic cooks shingles from underneath and shortens their life. Shingle manufacturers also require proper attic ventilation to keep their warranty valid. We install as much ridge vent as the roof design allows on every replacement.

      Rain

Melbourne gets around 50 inches of rain a year, against a national average near 38 inches. Most of it falls between June and September. A dry roof starts under the shingles, so we bond self-adhered peel-and-stick underlayment across the entire wood deck. Many roofers only tape the seams.

      Wind and code

Mainland Melbourne sits in a design wind zone of roughly 130 to 140 mph. The barrier island across the lagoon runs higher and falls inside what the Florida Building Code calls the wind-borne debris region. Most mainland Melbourne addresses do not. We fit the correct roof-to-wall connection for your roof shape and wall type, meaning hurricane straps or hurricane clips.

Salt air, even on the mainland

The eastern edge of Melbourne sits directly on the Indian River Lagoon, which is tidal and salty. Riverfront homes in Eau Gallie and along Pineapple Avenue get corrosion exposure that homes off Wickham Road do not. Those roofs need aluminum and stainless fasteners rather than galvanized metal.

      Homes and Roofs in Melbourne

The homes and roof types we know here

Melbourne has a real mix of housing, and each needs a different plan. The median home here was built in 1988, before Florida’s statewide building code took effect in 2002. We work on all of it.

          • Pre-1960 homes downtown and in Eau Gallie, many on tongue and groove decking rather than plywood
          • 1990s to 2000s homes in Suntree and Baytree with steeper hip roofs and a higher share of tile
          • Small commercial buildings along US-1, New Haven Avenue, and through the Eau Gallie Arts District

We match the roof to the home: shingle, tile, metal, or flat, with the right pitch and detailing for its age and style. If you are in a deed-restricted community like Suntree or Baytree, we work within your HOA color and material rules. If your home is a designated historic property downtown or in Olde Eau Gallie, we prepare the review board submission with you.

Mike and his employees were fantastic! Everything was done as they said it would be, and done on time. They even fixed problems that the roofers who put the previous roof on had screwed up - like building over our dryer vent. It’s so good to have a beautiful roof and to be able to connect our dryer vent properly. Can’t say enough good things about them!

We recently had our lanai ceiling repaired including the removal of cracked and spalling concrete. The repairs included the addition of new rebar and a poured concrete and stucco application. Rich and his crew were very professional in performing these repairs. I would highly recommend them for performing any concrete repairs to anyone requiring this type of work.

Our Florida room needed its original walls replaced, its foundation height increased and its windows and exit door replaced, all while keeping its newer roof. Michael came over to scope out the proposed project. He was friendly, patient, and a good listener. Two other companies had visited and were unwilling to do the project unless we tore off the new roof. Another company gave an estimate without even visiting. We came to a figure with services we wanted. I called his referrals and ALL of them returned my calls. They were quite pleased with their projects. Michael's team was very neat, polite, thorough, and good natured. Now that the project is complete, I miss seeing the team! Additionally, Michael is a great communicator via phone, text, and email. I highly recommend Florida Roofing and Renovations and when I need to replace my roof, I will be hiring him to do that.

Working with Mike and his team was an excellent experience. The quality of their work exceeded our expectations, and every member of the crew was professional and respectful of our home and family. Mike remained responsive to our questions throughout the process and consistently kept us updated on the progress of the project. My wife and I are thrilled with the results of our master bathroom addition and exterior remodel. We have already had several people stop by to ask who completed our remodel, and we are happy to recommend Mike and his team without hesitation.

Most of our work comes from referrals, meaning neighbors telling neighbors. That is the reputation we have spent more than 40 years earning on the Florida’s  Space Coast.

                Melbourne Roofing FAQ

Local questions we hear in Melbourne

How much does a new roof cost in Melbourne, FL?

A standard shingle roof replacement in Melbourne costs about $400 to $550 per roofing square. A square is a 10 foot by 10 foot area. Price depends on roof size, pitch, material, and any rotten decking found during tear-off. Tile costs more to remove than shingle.

How long does a roof replacement take in Melbourne?

Most Melbourne roof replacements take two to five days. The exact time depends on the size of the roof and how many valleys, hips, and penetrations it has. Weather can add a day, because we will not open a roof with a storm coming.

Do I need a permit to replace a roof in Melbourne?

Yes. Every roof replacement in Melbourne needs a building permit. Inside Melbourne city limits, it goes through the City of Melbourne Building Section and its EnerGov portal, working from the Florida Building Code, 8th Edition. In Suntree, Baytree, and other Melbourne-mailing addresses outside city limits, the permit goes through Brevard County. Florida Roofing and Renovations Inc. pulls the permit under its own state certification and meets the dry-in and final inspections for you.

Will a new roof lower my home insurance in Melbourne?

It can. Florida Statute 627.0629 requires insurers to discount the windstorm portion of your premium based on your wind mitigation report, filed on state form OIR-B1-1802 and valid for five years. Two credits on that form come from work we do on every roof: roof deck attachment, earned by 8d ring shank nails every 6 inches, and secondary water resistance, earned by self-adhered peel-and-stick underlayment bonded to the deck. What your carrier credits you depends on your policy, so ask your agent.

My Melbourne home was built in the 1970s. Does the roof need special work?

Usually yes. Homes from that era sit on original or older decking and predate the current Florida Building Code. We inspect the deck, re-nail it to code with 8-penny ring shank nails, and replace rotten plywood with CDX before the new roof goes on. We photograph the bare deck first, so you can see what was under your roof.

My home is in the Olde Eau Gallie or Downtown Melbourne historic district. Does that change anything?

Yes. A roof replacement on a designated or contributing property needs a Certificate of Appropriateness from the city’s Historic and Architectural Review Board before the permit is issued. The board reviews material, color, and profile, and meets monthly, so plan for extra weeks. What triggers it is the designation on your address, not the age of the house.

Will you remove the old roof or go over it?

We always remove it. Roofing over an old roof buries decking problems you cannot see and shortens the life of your new roof. Home inspectors will not approve a roof-over for resale. If another roofer offered you an overlay to save money, that is what the saving costs you.

Do you work on tile and metal roofs in Melbourne?

Yes. We install and service shingle, tile, metal, and flat roofs. Tile is common in Suntree, Baytree, and the gated communities off Wickham Road. Metal suits riverfront homes well. Near the Indian River Lagoon we use aluminum and stainless fasteners rather than galvanized metal, which rusts in salt air.

Do you do commercial roofing in Melbourne?

Yes, on buildings up to three stories. That covers the small commercial properties along US-1, New Haven Avenue, and through the Eau Gallie Arts District, plus condominiums, churches, and assisted living buildings. We install metal, flat, TPO, coatings, and tapered systems that restore drainage on flat roofs.
