                  Our Florida room needed its original walls replaced, its foundation height increased and its windows and exit door replaced, all while keeping its newer roof. On a pre-2009 roof, damage above 25 percent within a 12 month period can still trigger a full replacement to current code rather than a partial repair.                   Yes, on three counts. Salt air means aluminum instead of galvanized metal, drip edge included, with stainless fasteners to avoid galvanic corrosion. Many of these homes predate 1940 and sit on plank or tongue and groove decking, which changes the fastening plan and sometimes means board replacement. And because these addresses sit directly on the Indian River, the wind-borne debris classification needs confirming with the building official rather than assumed.                   My Rockledge home is from the 1960s or 1970s. Does it need extra work?

                  Usually two items beyond the shingle. Those homes commonly still carry 3-tab shingle with a weak wind rating, and their roof-to-wall connections predate current strap and clip requirements, so we re-nail the deck to code and fit the correct connection at tear-off. We also look hard at soffit and fascia, because on a 55 year old Rockledge ranch the fascia board is usually further gone than the roof covering.
