You likely need a roof replacement when the shingles are shedding their granules and the leaks are spreading past the valleys. A repair fixes one spot. Once the whole roof is breaking down, a repair just moves the leak somewhere else.

Materials and Warranty
The materials and warranty we install
We install Atlas and Owens Corning shingle systems. As an Atlas Silver certified installer, we include a 20-year non-prorated warranty on most replacements. A non-prorated warranty covers materials and labor, plus permits and dumpster fees, for the full term. A standard prorated warranty only refunds a shrinking percentage of the shingle cost and leaves you to pay for the tear-off and reinstall.
To qualify, the roof has to use the manufacturer’s full system: starter shingle, field shingles, hip and ridge cap, ventilation, and underlayment. We install all of it, and we include the upgraded warranty rather than selling it as a $1,500 add-on. It also transfers one time to the next owner if you sell the home.

Our Standards
What we do that many roofers skip
The difference in a roof replacement is in the layers you never see once the shingles are on. Here is what we do on every roof, and what cheaper crews leave out.
Peel-and-stick over the whole deck
We cover the entire plywood deck with self-adhered underlayment. Many roofers only tape the plywood seams and roll synthetic over the rest, which blows off with the shingles in a hurricane. Full peel-and-stick keeps water out even with no shingles left.
8-penny ring shank nails
We re-nail the plywood deck to Florida code with 8-penny (8d) ring shank nails every 6” on each rafter or truss so the deck stays put under uplift.
Real plywood, not OSB
Any decking we replace is 4-ply CDX plywood. We do not use OSB, the compressed strand board that fails when it gets wet. It can sag between rafters or trusses, whereas 4-ply plywood spans without dipping.
Some roofers use it because it’s cheap, yet they still charge the higher price to install it as if it were plywood.
Lead boots, not neoprene collars
We flash every plumbing stack with a lead boot that lasts 20 years or more. We never use the cheap neoprene collars that crack from UV exposure and then leak.
Woven underlayment valleys, no metal
We weave the valleys with peel-and-stick under the shingles. We do not lay metal in valleys, a method used up north but not in Florida’s heat, which causes it to buckle due to the expansion and contraction of opposing pitch roofs that form the valley, resulting in tears in the valley shingles.
Stainless on the beach side
Near saltwater, on either side of A1A, we use stainless steel on exposed or hidden fasteners. Salt air will quickly rust any fasteners completely, leaving the roof material unsecured to the roof. And vulnerable to hurricanes.
Added attic ventilation
We add as much ridge vent as the roof allows, plus off-ridge vents or solar fans where the ridge alone cannot move the heat, so the new shingles do not cook from below.

Complete tear-off only
We never roof over an existing roof; this can bury unseen issues, such as damaged or rotten wood from the previous roof. You get a clean, inspected deck as the foundation for your new roof before any roof is installed on the home.

In Florida, your roof replacement has to meet code and insurance rules that a repair does not. Florida allows only one layer of roofing, and insurers reject roof-overs, so a permitted replacement is a complete tear-off.
Flat roofs and drainage
Flat roofs cannot hold ponding water longer than 48 hours and must have positive drainage, usually a tapered system. Insurers often cover a flat roof about 10 years, then require it replaced.
