Roofing Contractor in Palm Bay, Melbourne, and Brevard County FL

Florida Roofing & Renovation Inc. is a family-owned roofing contractor that has protected homes throughout Palm Bay, Melbourne, and Brevard County since 1980. We handle roof replacement, roof repair, and roof inspections with no shortcuts, no surprises, and no covering up problems you cannot see. We do not roof over damaged, wet, or rotten wood. Just honest work built to outlast the next storm.

Real credentials you can check. In Florida, that is how you tell a true local roofing contractor from an out of state storm chaser.

Why Space Coast Homeowners Choose Us

Most roofers chase the fast dollar. We build long-term relationships.

There are good roofers on the Space Coast, and we are not the only honest one. But too many roofing companies focus on numbers, how many roofs they can tear off in a week and how quickly they can get paid before moving on to the next job. That is not how Florida Roofing & Renovation Inc. works.

Owner Michael Smith has been working on Florida roofs since 1980. Through all those years, one thing has never changed: we would rather lose a job than lose our name.

We care more about you calling us the roofer you never had a problem with ten years from now than we do about collecting a check today.

We Do Not Cover Up Roof Problems

Whether you are watching the job or not, we remove the old roof down to the deck. We do not roof over damaged decking, rotten wood, or moisture problems just to make the job faster. Covering up these problems only hides them until they become much more expensive repairs later.

No Hidden Costs or Surprises

Some roofers give a low estimate to win the job and then add charges for problems they already knew about. We tell you what we see upfront. If something truly hidden is discovered, we show you photos and receipts before any additional charges are made.

You See Every Step of the Process

We take photos and video before, during, and after the job. You will never have to simply take our word for it. You will be able to see the work being done and understand what was completed on your roof.

We Will Not Cut Corners

If a homeowner asks us to cut corners or misuse their insurance, we politely say no and walk away. Our integrity is not for sale.

Roof replacement in Palm Bay FL

Roof Replacement in Palm Bay and Melbourne, FL

When your roof has reached the end of its life, we replace it the right way so it can protect your home and help protect your insurance.

We remove every layer of the old roof because roofing over the top can hide problems you cannot see. We inspect the roof deck, nail it to Florida code, install self-adhered peel-and-stick underlayment (the waterproof layer under your shingles), and add the proper wind and uplift protection.

We have installed peel-and-stick underlayment for over 15 years, long before the state required it, because we have seen how it holds up through hurricanes, even when it is the only layer protecting the roof.

Most roof replacements take two to five days, depending on the size of your home and the complexity of the roof. Every replacement passes the 4-point inspection that buyers and insurance companies require, and every job includes our full 10-year workmanship warranty.

Roof Repair in Palm Bay and Melbourne, FL

A roof does not always need to be replaced. Sometimes an honest repair can give your roof another five to ten years, and we will tell you the truth either way.

Many of our repairs fix problems left behind by another roofer. Some of the common issues we find and correct include vents and pipes that were shingled over and sealed off, leaks around the FPL meter mast where the pipe moves and cracks low-quality caulk, and flashing problems where old shingles were never removed before the new roof was installed.

We also track down leaks you see as brown stains on your soffit or ceiling. These leaks usually start at a roof penetration, meaning any pipe, vent, or skylight that passes through the roof.

We use the right boots, flashing, and sealants, materials that may cost a little more but last much longer, so the repair holds until it is time to replace the roof, not just for another two years.

Roof Inspection in Palm Bay and Melbourne, FL

If you are not sure what condition your roof is in, we will inspect it and give you a straight answer with no pressure to buy anything.

This matters more than ever in Florida because your roof’s age and condition can affect your ability to keep your home insured. If your roof is approaching 15 years old, we document its actual condition so you have proof of the remaining life your roof has left.

If you cannot safely get on the roof yourself, we will inspect it for you and show you what we find through FaceTime, photos, and video.

We can also help with the roof-related parts of a wind mitigation inspection, including deck nailing, underlayment, and hurricane straps or clips. These features can help you qualify for credits on your insurance premium.

Your Roof and Home Insurance in Florida

In Florida, your roof is more than just protection from the weather. It can affect whether you are able to keep your home insured.

You already know how difficult the last few years have been. Insurance companies have left the state, rates have increased, and many homeowners have been dropped, sometimes because of a roof that still had good years left.

Florida Roofing & Renovation Inc. has spent decades helping homeowners protect their homes through all of it. Here is how we help.

Roofs Built to Help Protect Your Coverage

Florida rewards roofs built to current standards. We nail the deck to code, use self-adhered peel-and-stick underlayment, and install the proper wind and uplift protection. Wind is only part of the concern now. Air moving across a roof can create lifting pressure and damage the roof system, which is why uplift protection is just as important.

Honest Help With Insurance

The rules changed, and that was a good thing. Insurance payments now go to you, the homeowner, not the roofer. We will never ask you to illegally cover a deductible or inflate an insurance claim. We sit down with you, explain the paperwork, and help make sure you receive everything you are truly owed.

We Explain Florida Roofing Codes Clearly

We explain which upgrades are worth it and which ones are not. This includes hurricane straps and clips, wind mitigation credits, and secondary water barriers. We explain these options in plain language and price them honestly, even when the honest answer means we do not get the bigger job.

Worried your roof is aging out of your insurance? We will inspect it, document its real condition, and tell you honestly where you stand.

Our Standards

The Details Other Roofers Often Miss

We Remove One Roof Section at a Time

We Remove One Roof Section at a Time

Florida weather can change quickly. We work on one roof section at a time to keep your home protected. We cover your bushes, AC unit, and plants, remove that section of roofing, dry it in watertight, and then move to the next area. We work from the back of the house to the front so old roofing materials are not dragged across your fresh underlayment.

We tear off all roof materials down to the wood decking. We make sure the decking is properly nailed every 6 inches using 8-penny (8d) ring shank nails to meet Florida code requirements. We document the decking with photos, and only after that do we install self-adhered peel-and-stick underlayment over the complete wood deck to create a waterproof layer before the roofing system is installed.

During the 2004 hurricanes, many homes that lost shingles and underlayment had water enter through the plywood joints until ceilings failed. Protecting your home’s interior is the reason this process matters.

We Remove Every Nail From Your Property

We place tarps around your home while we work, then use rolling magnets across the entire yard when the job is complete. That means fewer risks of flat tires and fewer chances of children or pets stepping on nails. Many homeowner complaints about roofing companies start with poor cleanup, so we take it seriously.

We Remove Every Nail From Your Property
We Understand the Details That Matter

We Understand the Details That Matter

A hip roof has slopes on all four sides, which means it requires hurricane connectors around the entire eave area. A gable roof has two sloped sides that form a capital “A,” so connectors are only needed in specific areas. On concrete block homes, we work with hurricane straps set into the block. On wood-framed sections, we work with hurricane clips. Installing these incorrectly is one reason roofs can lift during storms.

We Use Materials Chosen for Florida Conditions

We install Atlas shingles with 3M Scotchgard protection, which uses copper-infused granules to help prevent the black algae streaks that can make roofs look old after only a few years. Near the beach, different metals touching each other can cause electrolysis, which can damage fasteners over time. We use the correct stainless fasteners and know when they need to be replaced.

We Use Materials Chosen for Florida Conditions
We Protect Your Warranty and Your Attic

We Protect Your Warranty and Your Attic

A hot attic can damage a roof from underneath and may affect the manufacturer’s warranty because shingle manufacturers require proper attic ventilation. When we replace a roof, we install as much ridge vent as the roof design allows. Solar panels can also create new leak points if they are not installed correctly. Drilling into a roof can affect the warranty on that roof section, so the installation needs to be done properly.

How Much Does a New Roof Cost in Palm Bay, FL?

Michael Smith, Owner of Florida Roofing & Renovation Inc.

I have been building and repairing roofs in Florida since 1980. Over the years, I have framed homes, managed crews, set two-ton rooftop units with cranes, and worked alongside some of the best builders in the state.

After seeing too many shortcuts and poor workmanship, I decided to start Florida Roofing & Renovation Inc. in 2008 so I could do things the right way, the honest way.

When I arrive at your home, I can usually tell the age of your roof and what issues we may find. But I will not simply tell you what you should do.

I will walk your property with you, show you what I see, and explain your options, the good, the bad, and the code requirements, so you can make the best decision for your home and your family.

When the job is complete, I want us to part as friends. That is how I have always done business.

Mike and his employees were fantastic! Everything was done as they said it would be, and done on time. They even fixed problems that the roofers who put the previous roof on had screwed up - like building over our dryer vent. It’s so good to have a beautiful roof and to be able to connect our dryer vent properly. Can’t say enough good things about them!

We recently had our lanai ceiling repaired including the removal of cracked and spalling concrete. The repairs included the addition of new rebar and a poured concrete and stucco application. Rich and his crew were very professional in performing these repairs. I would highly recommend them for performing any concrete repairs to anyone requiring this type of work.

Our Florida room needed its original walls replaced, its foundation height increased and its windows and exit door replaced, all while keeping its newer roof. Michael came over to scope out the proposed project. He was friendly, patient, and a good listener. Two other companies had visited and were unwilling to do the project unless we tore off the new roof. Another company gave an estimate without even visiting. We came to a figure with services we wanted. I called his referrals and ALL of them returned my calls. They were quite pleased with their projects. Michael's team was very neat, polite, thorough, and good natured. Now that the project is complete, I miss seeing the team! Additionally, Michael is a great communicator via phone, text, and email. I highly recommend Florida Roofing and Renovations and when I need to replace my roof, I will be hiring him to do that.

Working with Mike and his team was an excellent experience. The quality of their work exceeded our expectations, and every member of the crew was professional and respectful of our home and family. Mike remained responsive to our questions throughout the process and consistently kept us updated on the progress of the project. My wife and I are thrilled with the results of our master bathroom addition and exterior remodel. We have already had several people stop by to ask who completed our remodel, and we are happy to recommend Mike and his team without hesitation.

Over the years many of us have learned to just accept mediocre business relationships. Not the case with Michael Smith, owner, Florida Roofing and Renovations. He and his crew get high marks for going above and beyond to do the job right. A big shout-out to Rich, Mark, Angel and Julio. Super team! Our project is a mid-century modern design bungalow. Work content included a complicated structural wall and roof rebuild with architect involvement, replacement of our flat roof including a taper system adding pitch for water drainage, and new fascia and soffit work. We are extremely satisfied with the end product (especially the new roof) and highly recommend Michael Smith and his company. PS. It is our rainy season and we have had numerous downpours. Water runs off our home as though we have a 4/12 pitch. No more ponding!

Most of our work comes from referrals, meaning neighbors telling neighbors. That is the reputation we have spent more than 40 years earning on the Space Coast.

Frequently Asked Questions

Straight answers to what homeowners ask

What areas do you serve?

We serve all of Brevard County, from Palm Bay and Malabar to Titusville and Port St. John. We are local, and we believe in supporting our county’s suppliers and neighbors.

How do I know a roofing company can be trusted?

Only get estimates from experienced, local companies. Look for BBB A Plus members and local Chamber members. Do they show up in clearly marked trucks? Do they answer all your questions without pushing you to sign? Ask friends and family, and trust your instincts. We have found homeowners do best with about three estimates, because more than that just adds confusion.

How long does it take to replace my roof?

Usually two to five days, depending on the size and how cut up the roof is. Anyone claiming to do it in a single day is telling you something about the quality you will get.

How much will my roof cost?

It depends on the pitch, the difficulty, and the material you choose. Metal costs more than shingles, and some shingles cost more than others. We give you a detailed written estimate so you know exactly what is included.

Will you remove the old roof or go over it?

We always remove it. Roofing over an old roof buries decking problems you cannot see and shortens the life of your new roof. Home inspectors will not approve it for resale, either.

Do you pull the permit?

Absolutely, and always under our own Florida state certification. We will never ask you to pull the permit or use another contractor to pull it for us.

Are you licensed and insured?

Yes. Florida Roofing & Renovation Inc. is a Florida State Certified Roofing Contractor, which means we are qualified and licensed to work anywhere in the state and to pull permits under our own certification. The better question is workers compensation, and we carry full coverage for every employee, plus general liability well above the state minimum at 1 million and 2 million, to protect your home.

Will there be any surprises?

Our proposal covers a complete replacement. The one possible add on is damaged wood decking. We include one to two sheets of plywood in most proposals, and if we expect more, we tell you before we start.

What does your warranty cover?

Two warranties protect you. The manufacturer warranty covers the materials, and our installation warranty covers the workmanship. We provide a full 10 year installation warranty.
