What makes a Cocoa roof different

Cocoa has the oldest housing in this stretch of the mainland, and that changes the roof. The city was chartered in 1895 and grew up around the river, so the core neighborhoods in the 32922 ZIP mostly date to the 1940s and 1950s, with a scatter of genuine turn-of-the-century homes in Historic Cocoa Village and along Riverside Drive. Old houses mean plank or tongue-and-groove decking, framing put up long before hurricane straps, and roof shapes no shingle brochure was drawn for.

The other half of Cocoa is newer. Growth pushed west of US-1 through the space-program years, so the citywide median home dates to 1975, and the subdivisions out toward I-95 and the unincorporated Cocoa addresses in Port St. John and Canaveral Groves are newer still.             Mainland Cocoa designs to roughly 130 to 140 mph. Whether a specific address falls in the Florida Building Code wind-borne debris region turns on how close it sits to open water, and the homes fronting the Indian River are the ones that do.             Salt, but only near the river

            This is where Cocoa splits from the beaches. Only the strip between US-1 and the Indian River takes steady salt air off the lagoon, and lagoon salt is milder than the open-ocean salt on the barrier island. West of US-1 and out toward the Groves, a roof is on dry inland ground. So a Riverside Drive house needs aluminum and stainless, and a house off Clearlake Road does not.

                      A repair genuinely fixes it

                      A single failed pipe boot, a ridge cap lifted by a gust, or flashing at a chimney or skylight are repairs. On a roof still inside its service life, tearing off the whole thing to fix a square foot of trouble wastes your money.

                      The leak is not the roof
