Your Local Cape Canaveral Roofer

Roofing built for life on the barrier island

Cape Canaveral sits right on the Atlantic, on the barrier island between the ocean and the Banana River, just south of Port Canaveral. That location is beautiful, but it is hard on roofs. Salt air, direct coastal wind, and heavy summer storms wear down materials and fasteners faster here than they do inland. Florida Roofing & Renovation Inc. has worked on Space Coast roofs since 1980, and we build every Cape Canaveral roof for those exact conditions.

We are about 45 minutes north of our shop, and we serve every street in the 32920 ZIP code, from the oceanfront blocks along North Atlantic Avenue to the Banana River side off Ridgewood Avenue. Whether you own a beachfront condo, a mid-century block home, or a townhome in a gated community, we give you an honest answer and a roof that lasts.

Cape Canaveral Roofing Conditions

What a barrier-island roof has to handle here

A roof two miles inland and a roof in Cape Canaveral are not the same job. Here is what we plan for on the island.

Salt air and corrosion

This close to the ocean, salt air breaks down cheap fasteners and can cause electrolysis where two different metals meet. On Cape Canaveral homes we use the correct stainless fasteners and know when coastal metal roofs need their fasteners changed out, so your roof does not let go in a storm.

Coastal wind and uplift

The barrier island sits in one of Brevard County’s highest wind zones, with ultimate design wind speeds around 150 mph under the Florida Building Code. We nail the deck to code, use self-adhered peel-and-stick underlayment, and install the right hurricane straps or clips so the roof resists both wind and uplift.

Flood zones and heavy rain

Much of Cape Canaveral falls inside FEMA flood zones such as AE and VE under the current 2021 flood maps. A watertight roof and proper dry-in are your first line of defense, so we protect the interior and contents through every step of the job.

City of Cape Canaveral permits

Cape Canaveral has its own Building Department at 100 Polk Avenue, and its permit and inspection rules can differ from the county. We pull every permit under our own Florida state certification and handle the paperwork and inspections for you.
The city also holds a CRS Class 8 rating, which gives many flood-insurance policyholders a discount. A properly documented, code-compliant roof helps you protect that coverage and pass the 4-point and wind mitigation inspections insurers ask for.

Homes and Roofs in Cape Canaveral

The homes and roof types we know here

Cape Canaveral has a real mix of housing, and each type needs a different plan. We work on all of it.

  • Mid-century concrete block homes from the 1960s and 1970s, many with low-slope or hip roofs
  • Beachfront and Banana River condos and townhomes with flat, low-slope, and tile roofs
  • Coastal cottages and modern villas with steeper gable and hip roofs
  • Waterfront properties that take the hardest salt-air and wind exposure

On every one, we match the roof to the home: shingle, tile, metal, or flat, with the right pitch and detailing for the age, style, and angle of your roof. If you are in a deed-restricted or HOA community, we work within your color and material rules.

Mike and his employees were fantastic! Everything was done as they said it would be, and done on time. They even fixed problems that the roofers who put the previous roof on had screwed up - like building over our dryer vent. It’s so good to have a beautiful roof and to be able to connect our dryer vent properly. Can’t say enough good things about them!

We recently had our lanai ceiling repaired including the removal of cracked and spalling concrete. The repairs included the addition of new rebar and a poured concrete and stucco application. Rich and his crew were very professional in performing these repairs. I would highly recommend them for performing any concrete repairs to anyone requiring this type of work.

Our Florida room needed its original walls replaced, its foundation height increased and its windows and exit door replaced, all while keeping its newer roof. Michael came over to scope out the proposed project. He was friendly, patient, and a good listener. Two other companies had visited and were unwilling to do the project unless we tore off the new roof. Another company gave an estimate without even visiting. We came to a figure with services we wanted. I called his referrals and ALL of them returned my calls. They were quite pleased with their projects. Michael's team was very neat, polite, thorough, and good natured. Now that the project is complete, I miss seeing the team! Additionally, Michael is a great communicator via phone, text, and email. I highly recommend Florida Roofing and Renovations and when I need to replace my roof, I will be hiring him to do that.

Working with Mike and his team was an excellent experience. The quality of their work exceeded our expectations, and every member of the crew was professional and respectful of our home and family. Mike remained responsive to our questions throughout the process and consistently kept us updated on the progress of the project. My wife and I are thrilled with the results of our master bathroom addition and exterior remodel. We have already had several people stop by to ask who completed our remodel, and we are happy to recommend Mike and his team without hesitation.

Over the years many of us have learned to just accept mediocre business relationships. Not the case with Michael Smith, owner, Florida Roofing and Renovations. He and his crew get high marks for going above and beyond to do the job right. A big shout-out to Rich, Mark, Angel and Julio. Super team! Our project is a mid-century modern design bungalow. Work content included a complicated structural wall and roof rebuild with architect involvement, replacement of our flat roof including a taper system adding pitch for water drainage, and new fascia and soffit work. We are extremely satisfied with the end product (especially the new roof) and highly recommend Michael Smith and his company. PS. It is our rainy season and we have had numerous downpours. Water runs off our home as though we have a 4/12 pitch. No more ponding!

Cape Canaveral Roofing FAQ

Local questions we hear on the island

Do I need a permit to replace a roof in Cape Canaveral?

Yes. Roof replacements in Cape Canaveral are permitted through the City of Cape Canaveral Building Department at 100 Polk Avenue. We pull the permit under our own Florida state certification and handle the dry-in and final inspections for you.

How does salt air affect roofs in Cape Canaveral?

On the barrier island, salt air corrodes low-grade fasteners and can cause electrolysis between different metals. We use the correct stainless fasteners for coastal homes and let you know when an older metal roof’s fasteners need to be replaced.

What wind speed do Cape Canaveral roofs need to meet?

The barrier island sits in one of Brevard County’s highest wind zones, with ultimate design wind speeds around 150 mph under the Florida Building Code. We build to those requirements with coded deck nailing, peel-and-stick underlayment, and proper hurricane straps or clips.

Can a new roof help with my flood or wind-mitigation insurance?

Yes. A code-compliant, well-documented roof helps you pass the 4-point and wind mitigation inspections insurers require, and Cape Canaveral’s CRS Class 8 rating can add flood-insurance discounts on top. We document the deck, underlayment, and connectors with photos.

How long does a roof replacement take in Cape Canaveral?

Most homes take two to five days, depending on the size and how cut up the roof is. On condos and townhomes we coordinate with your HOA and schedule around your building.
