Your local Indialantic roofer

Who should I call for roof work in Indialantic?

Call a licensed roofer who works on the barrier island often and knows the Town of Indialantic’s permit process. Florida Roofing and Renovations Inc. inspects the roof, finds where the water is actually getting in, and gives you a written scope that covers the roof and any interior or exterior damage the leak caused. Estimates are free.

Indialantic is its own town with its own Building Department, so a roofer who only pulls Brevard County permits may not know the Town’s paperwork. Whether you own an oceanfront home off A1A, a mid-century block house near Fifth Avenue, or a lagoon-side home on Riverside Drive, Michael and his crew build each roof for the conditions on your lot.

Indialantic roofing conditions

Why do Indialantic roofs wear out faster than mainland roofs?

Indialantic roofs take salt air from the Atlantic Ocean on one side and humidity from the Indian River Lagoon on the other. That combination, plus full sun and wind-driven rain, breaks down roof components faster than it does on a mainland home in Palm Bay or West Melbourne.

Salt air and corrosion

Nails, drip edge, vents, and flashing rust first, often before the shingles, metal, or tile look old from the street. We choose fasteners and edge metal for each roof based on how close it sits to the ocean.

Wind and sideways rain

Gusts along A1A pull at starter strips, rake edges and ridge caps. Storm wind also pushes water under flashing at walls, skylights and valleys, so a roof can stay dry in normal rain and leak only in a storm.

Sun, humidity and hidden underlayment wear

Pipe boots (the rubber collars around plumbing vents) crack in the sun. On tile roofs, the waterproof underlayment usually fails before the tile, so water can reach the deck while the tiles still look fine.

Town of Indialantic permits

Re-roof permits inside town limits go through the Town of Indialantic Building Department, not Brevard County. We pull every permit under our own Florida state certification and handle the deck nailing affidavit and inspections for you.

Homes near the ocean, along Riverside Drive on the lagoon side, and along Fifth Avenue and Wave Crest Avenue can show different wear on roofs of the same age. Salt exposure, shade and wind direction change from one lot to the next.

Our Services in Indialantic

What an Indialantic roofing contractor does for you

We replace, repair, and inspect roofs across Indialantic, and we photograph every stage so you can see the deck, the underlayment, and the fasteners for yourself rather than taking our word for them. We also handle light commercial work and exterior renovation, which matters on an older beachside home where salt air rots the fascia and soffit before the shingles wear out.

Roof repair and leak tracing

A ceiling stain often shows up several feet from the actual entry point. We check flashing, pipe boots, valleys, edges, AC stands, and skylights, then fix the source.

Roof replacement

Tear-off to the deck, rotted wood replaced, deck re-nailed to current code, then new underlayment and roofing with fasteners and edge metal chosen for the home’s salt exposure.

Flat and low-slope roofs

Fully self-adhered or peel-and-stick for low- or no-slope roofs, and tapered systems add a built-in slope so water drains instead of ponding. Rooftop AC stands get extra attention.

Metal roofing

Standing seam metal sheds wind-driven rain well and lasts much longer than shingles, with coatings and fasteners chosen for salt air.

Tile roofing

Concrete and clay tile suit many Indialantic homes and handle heat well. On a tile re-roof, the underlayment beneath the tile is replaced with TU (Tile underlayment), a self-adhered product that helps prevent leaks.

Shingles, coatings and skylights

Architectural shingles installed with proper starter strips, nailing and ridge sealing. White cool roof coatings for aging roofs. Skylights with new flashing kits.

Roofing and general contractor

One contractor for the roof and the damage under it

Florida Roofing and Renovations Inc. holds both a state roofing license (CCC1331836) and a state general contractor license (CGC1527853). That lets one company repair the roof and the damage around it under one contract.

A long-running roof leak rarely stays in the roof. It can rot fascia boards, stain soffits, crack stucco and bring down ceiling drywall. Most roofers stop at the roof line and leave you to hire a second contractor.

What our crew also repairs

  • Soffit and fascia in vinyl, aluminum or wood
  • Stucco on walls, gables and chimneys
  • Interior ceilings damaged by a leak
  • Porch and lanai rebuilds, including spalling concrete (concrete that cracks and flakes as the steel inside rusts)
  • Windows, siding and chimneys

One customer had a flat roof leaking at the air conditioner stand. The crew removed the AC unit, replaced the roof and the damaged wood beneath it, then repaired the ceiling inside.

Roof cost in Indialantic

How much does a roof cost in Indialantic, FL?

$400 to $550 per square

Standard shingle roof replacement. A square covers 100 square feet, or a 10 foot by 10 foot patch. A typical 1,900 square foot Indialantic ranch is about 19 squares once the overhangs are counted, so roughly $7,600 to $10,450 installed.
These things move an Indialantic roof up or down inside that range, or above it for metal and tile.
What moves the price Effect Why, in Indialantic
Squares of roof Sets the base Single-story beachside homes usually run fewer squares than two-story oceanfront and lagoon-side homes.
Deck repair Adds cost per sheet Salt air and slow leaks often rot plywood near edges, valleys and AC stands. Rotted sheets are replaced before the new roof goes on.
Tear-off layers Adds labor Older homes sometimes have two layers of shingles, which take longer to remove and dispose of.
Flat roof sections Adds a second system Porches, additions and Florida rooms often need a separate flat roof membrane.
Fasteners and edge metal Can raise the price Homes close to the ocean may need corrosion-resistant fasteners and edge metal.
Material Raises the price Standing seam metal and tile cost more per square than shingle and last longer near the ocean.
Permit and access Small, fixed cost Town of Indialantic permit fees, inspections, and tight beachside lots that limit dumpster placement.
Roof repairs cost much less than a replacement. Financing is available through PowerPay with approved credit, and Florida Roofing and Renovations Inc. does not charge a convenience fee for credit cards.

Repair or replace

Should I repair or replace my Indialantic roof?

Repair the roof when the damage is in one area and the rest of the roof still has years of life. Replace the roof when leaks keep coming back, damage shows up on several slopes, or the roof is near the end of its expected life.

A repair usually makes sense when

-The leak comes from one pipe boot, vent, valley, skylight or flashing spot
-The shingles around the problem still bend without cracking
-The deck under the damage is dry and solid
-Storm damage is limited to one slope

A replacement usually makes sense when

-The roof has been patched more than once in the same area
-Shingles are brittle, curling or losing granules across large sections
-The deck feels soft in more than one spot
-Your insurance company is asking for an inspection or replacement
-The roof was installed before March 1, 2009, and more than 25 percent needs repair

Roofing materials

Best roofing materials for Indialantic beachside homes

Standing seam metal and tile last longest near the ocean, while architectural shingles cost least up front.
Material Typical life on the barrier island Wind and rain Salt air Upfront cost
Architectural shingle 15 to 25 years Good when nailed and sealed to code Fair; edge metal and nails need upgrading Lowest
Standing seam metal 40 to 60 years Very good; few seams for rain to enter Good with coastal-grade coating and fasteners Higher
Concrete or clay tile 30 to 50+ years for tile; underlayment often 20 to 25 years Good when fastened or foam-set to code Very good Higher
Flat roof (TPO or modified bitumen) 15 to 25 years Good if water drains; ponding shortens life Good Mid-range
For any material, three details decide how long a beachside roof lasts: corrosion-resistant fasteners, a high-quality underlayment, and sealed edges and ridges.

Permits, code and insurance

Roofing permits and insurance rules in Indialantic

Roof replacement in Indialantic needs a permit from the Town of Indialantic Building Department, not Brevard County. Florida law also controls how insurers treat older roofs and when a repair turns into a full replacement.

Do I need a permit to replace my roof in Indialantic?

Yes. Re-roofing inside town limits requires a permit from the Town of Indialantic Building Department, which accepts re-roof applications online. The Town’s packet includes a supplemental fastener inspection affidavit, where a licensed contractor certifies the roof-deck nailing. We pull the permit and schedule the inspections.

What is Florida's 25 percent roof rule?

If more than 25 percent of a roof is repaired or replaced in 12 months, the whole roof must meet current code. Since 2022, Florida Statute 553.844(5) exempts roofs built or replaced under the 2007 Florida Building Code, which took effect March 1, 2009. For those newer roofs, only the repaired section must meet current code.

Can my insurance company drop me because of my roof's age?

Not if the roof is under 15 years old. Under Florida Statute 627.7011, an insurer cannot refuse to write or renew a policy only because the roof is less than 15 years old. For roofs 15 years or older, you can submit an inspection showing at least 5 more years of useful life.

Will a new roof lower my insurance premium?

A new roof can lower your premium when you send your insurer an updated wind mitigation report. The report records roof-deck attachment, roof-to-wall connections and secondary water barriers, which earn credits on Florida homeowners policies. Ask for an updated report after your roof replacement.

Can I get a My Safe Florida Home grant for my roof?

You may qualify if your home was built before January 1, 2008. The state program offers a free wind mitigation inspection and a matching grant of up to $10,000, with the state paying $2 for every $1 you pay. The 2026 to 2027 budget reappropriated more than $405 million for the program. Check status at mysafeflhome.com.

What wind speed does my Indialantic roof need to meet?

The required design wind speed depends on your exact address. Brevard County publishes wind speed maps by address, and barrier-island homes sit in the Wind-Borne Debris Region, where code requirements are stricter. We look up the figure for each home and use it in the permit.

What to Expect

How long does a roof replacement take in Indialantic, FL?

1-2 days of work for most Indialantic homes, plus a day if a storm cell parks over the county, because an open deck and a thunderstorm do not mix. Companies advertising a one-day roof are describing their scheduling, not their workmanship.

Step 1

Free estimate

Michael or a crew lead looks at the roof, checks the attic if needed, and takes photos.

Step 2

Written scope and price

You get the photos, what is wrong, repair or replacement options, and a fixed price.

Step 3

Permit

We file the re-roof permit with the Town of Indialantic.

Step 4

Tear-off and deck repair

The old roof comes off, rotted wood is replaced and the deck is re-nailed. The Town’s deck nailing inspection happens here.

Step 5

New roof

Underlayment, flashing, edge metal and the new roof go on. The site is cleaned daily, including a magnet sweep for nails.

Step 6

Final inspection

The Town inspects the finished roof, and you receive the permit close-out and your 10 to 15 year workmanship warranty.

Hiring a roofer

What to ask any Indialantic roofer before you sign

Ask every roofer the same five questions and compare the answers. After a named storm, out-of-area crews often go door to door. A local roofer with a Brevard County address and a verifiable license will still be here when you need warranty work.

    • Have you pulled re-roof permits with the Town of Indialantic before?
    • What fasteners and edge metal do you use near the ocean?
    • What underlayment are you installing, and why?
    • What does your warranty cover, and who backs it, you or the manufacturer?
    • Is your Florida license active? Check it at myfloridalicense.com.

I needed a beam on my back patio replaced. Mike came out, looked at my issue. He figured what was needed. He gave me a price and wanted a certain amount down that I was not comfortable with so we came to agreement. Rich and his crew did outstanding work, this young man is very conscientious about everything he does. Turned out I did not need the beam just the original cedar that was covering the beam was what was rotten. So they replaced all of that with pvc type material that is water proof and termite proof. They also fixed a gutter issue that cause the whole problem. Michael the owner of the company is very easy to work with, I never felt pressure at anytime that they were trying to do things that did not need done. I had a issue on my chimney that I knew about but never told them I did not think this was something for them to take care of. Rich came to me to let me know about the issue and they would take care of it which they did, but it was on the total opposite side of home so I thought that was great that at least he was checking to see if I had any other issues around the house. I had 4 other companies come out with quote and believe me they where from a-z. What made me feel comfortable picking this company was Michael the owner came out to see what was needed. Also you get the phone number for both the owner Micheal and Rich. Each time I called if they did not answer within the hour I received a call back. I would highly recommended them.

I recently had Florida Roofing and Renovations replace my house's flat roof because of a ceiling leak. Tried to have it repaired, and no one was able to stop the water from coming into my home. It was so bad that parts of the ceiling were coming down. I was told to call Michael, the owner of Florida Roofing and Renovations. He came out and determined the cause of the leak: the area where my air conditioner is on the roof. The roof needed to be replaced under the AC. Michael’s crew removed the AC unit, then the rest of the roof, and repaired the wood damaged by the leak. Then they put a whole new roof on my house. Florida Roofing and Renovations not only replaced my roof but also repaired my ceiling. Have not had any issues since. My ceiling even looks like it never leaked. I would highly recommend Florida Roofing and Renovations. I am a single mother and felt completely safe with Michael’s crew who came to my house. Thank you, Florida Roofing and Renovations, for fixing my roof.

Mike and his employees were fantastic! Everything was done as they said it would be, and done on time. They even fixed problems that the roofers who put the previous roof on had screwed up - like building over our dryer vent. It’s so good to have a beautiful roof and to be able to connect our dryer vent properly. Can’t say enough good things about them!

We recently had our lanai ceiling repaired including the removal of cracked and spalling concrete. The repairs included the addition of new rebar and a poured concrete and stucco application. Rich and his crew were very professional in performing these repairs. I would highly recommend them for performing any concrete repairs to anyone requiring this type of work.

Referrals are how most of this work arrives, one neighbor telling the next. Forty years on the Florida Space Coast is a long time to keep that going, and it only works if the last job was right.

    Indialantic Roofing FAQ

    Indialantic roofing FAQs

How long does a roof replacement take in Indialantic?

Most Indialantic shingle roof replacements take 1 to 2 days of work on site. Permit approval from the Town of Indialantic adds time before work starts. Tile and metal roofs take longer, and summer rain can add a day.

Should I get my roof inspected after a hurricane or tropical storm?

Yes. Get an inspection after any storm with strong wind, hail or flying debris, even if you see no leak. Lifted shingles and loose flashing can look fine from the ground and leak in the next storm.

Can you fix ceiling, soffit or stucco damage from a roof leak?

Yes. Florida Roofing and Renovations Inc. is also a state-certified general contractor (CGC1527853), so the same company repairs ceilings, soffit, fascia and stucco after fixing the roof.

    Do you offer financing?

Yes. Financing is available through PowerPay with approved credit. Florida Roofing and Renovations Inc. also accepts credit cards with no convenience fee.

How long does a roof last near the ocean in Indialantic?

Most architectural shingle roofs on the barrier island last 15 to 25 years. Standing seam metal lasts 40 to 60 years. Tile lasts 30 to 50 years or more, but the underlayment beneath often needs replacing after 20 to 25 years.

Do you help with roof insurance claims?

We document storm damage with photos and a written scope you can send to your insurer. Florida law limits what a contractor can do in a claim, so you or a licensed public adjuster file and negotiate it.

Do you work on flat roofs with an air conditioner on top?

Yes. We replace flat roofs with rooftop AC units, including removing and resetting the unit and replacing the roof and wood underneath.

What areas near Indialantic do you serve?

We serve all of Brevard County, including Melbourne Beach, Indian Harbour Beach and Satellite Beach on the barrier island, and Melbourne across the Melbourne Causeway.
