Big Garage Header Cracking Up

Big Garage Header Cracking Up on this home, which fell to the ground a few days after we inspected the garage header. Spallding is where moisture or water gets through concrete yo the rebar inside the tie-beam or concrete wall and blows out the stucco. Very big issue on the barrier island beaches. The salt air permiates the stucco to the rebar and swells the rebar causing the stucco to pop off. The first picture shows what we saw when we first came for inspection and gave suggestion and proposal.

The homeowner called two days later saying part of the header had fallen down just after she walked through the garage door opening. The next set of pictures show what was still there after the front of the lintel and stucco fell to the graound. Needless to say she wanted us to replace the garage header quickly as possible. Which we did safely and not allowing further damage.

 

 

The Cause Of Big Garage Header Cracking Up

The mail reason this header had spallding is the gable vent above the garage door. It allowed water get inside wall and sit in top of block wall inside. The homepwner unaware that this watewr leak was causing such damage. Which all homeowner should check their home regularly looking for any evidance of water leak damage. Due to Florida’s weather we have moisture through humidity or sometimes days of rain. Plus the issue of hurricanes in Florida.

The remedy was to delete the gable vent. We remove the garage door because it is attached to the inside wall above the garage door. Formed the new lintel with new rebar and then poured with 3000 psi concrete. Once the concrete had cured a few days we removed all the forms. Applied stucco to match existing and the stucco band. Finished with matvhing oaint colors.
