Screen Enclosure Replaced
The screen enclosure was replaced by Florida Roofing and Renovations Inc’s Existing screen room was deteriorating, and the screws and screens were rusting. The homeowner was selling the house due to the loss of her mother. The reality agent told her the house would sell better if the enclosure were replaced. We came recommended and provided a reasonable proposal, which the owner accepted.
Types of Enclosures
When Floridians think of enclosures, they think of the old aluminum pan roofs that storms took off, or trees fell on and destroyed. Aluminum porch enclosures cost less than the typical wood-framed roof system. So, throughout Florida, many homes have this type of porch enclosure. Of the many reasons why, they did not require major footers to carry the weight. Due to their low weight, an aluminum enclosure can be built on a 4″ concrete slab, whereas a framed porch requires footers and thicker concrete.
How We Fixed This Porch Structure
The structure in these photos is wood framed with 4″ x 4″ pressure-treated posts to support the roof. This porch already existed and only needed the post replaced due to rot. Also, the aluminum parts and the screen were deteriorating. We deleted all the screens and aluminum material. After replacing the post, we installed new aluminum framing, kickplate, and door. We finished by installing a charcoal screen. The owner commented that prospective buyers all commented on the large enclosed porch positively.
What We Install
We can install or replace any porch type, such as wood, block, or aluminum. Today’s aluminum porch roof material consists of an elite panel system. The roof comprises 4′ wide panels that can be any length. These panels are structural and can be walked on. As seen in the pictures, we also covered wood posts with PVC board. This trims the wood to blend in with the white aluminum structure.
