The first choice to add additional living space is to increase the footprint or enlarge the size of the house on a lot with an addition to the existing home. A second choice is enclosing an existing back porch or garage area. The third and final choice would be to build on top of the whole or part of the existing house. Things To Consider

  • Building an addition to an existing house. What are the property setbacks in your area? Are septic tanks in the area or a swimming pool close to the projected addition.
  • Enclose a back porch. Will it give you the space you want? By code, all spaces converted to living must have the concrete slab poured to the house’s height or elevation.
  • Building on top of an existing house room will cost more than adding one story. Also, the footers were not designed to accommodate the additional weight in older homes.

Note of Warning

Note that any reputable contractor will never ask you, the homeowner, to pull permits. The contractor should pull permits and ensure all subs, such as electric, plumbing, and air conditioning, are licensed and insured before they let them on your property. Due to the cost of the building today, just look at the cost of a new home; homeowners can be susceptible to unscrupulous contractors or those who are not licensed. Overpromising or asking for large deposits. We care about our citizens, especially singles or older, and the building departments do as well. A reason why building departments have code enforcement is to protect the public. Don’t be taken; check their licenses, insurance, and references.
