Support Beams For Second Story

The unique architectural design of the house, with the second-story cantilevered from the first-story exterior wall, presented a specific challenge. The sagging of the second story was a direct result of the joist not being properly installed to support the weight. To address this, we strategically installed posts and beams to bear the load of the second story. The code stipulates that the joist should extend back into the ceiling at least 2-3 times the overhang length. However, in this house and others in the neighborhood, the joist overhang was two feet out and only extended back into the ceiling two feet, leading to sagging under the second-story weight.

How We Fixed The Second Story

To rectify the second-story issue, we began by pouring new footers to support the new post. We then meticulously installed 6″ x 6″ pressure-treated posts with beams, effectively lifting and supporting the second story to prevent future sagging. This solution was not only effective but also cost-efficient, sparing the homeowner the inconvenience of having to tear out the garage ceiling and bedroom flooring.

What Is Required

We must acquire drawings and permits to install and fix this house issue. Once we got the permit, the project started by cutting the concrete to place footers. Then, we installed 6″ x 6″ pressure-treated posts. A number of the homes in this neighborhood were designed by the same builder years ago. As a result, the houses built this way were all cantilevered for the second story incorrectly. And have sagged over the years.

Because this homeowner was satisfied with our workmanship, we were requested to bid on additional projects. We are now replacing all the second-story exterior vinyl siding, replacing the roof, and adding a front porch roof over the entry door. We are getting the permits now, and an update will soon be added to this post.
